Self Storage REITs Signal Industry Headwinds in Latest Quarterly Reports

Public Storage and Extended Stay America reveal softening fundamentals that point to broader market challenges ahead

The latest quarterly earnings from major self storage REITs paint a sobering picture for the industry. Public Storage and Extended Stay America both reported metrics that suggest the sector's exceptional pandemic-era performance is giving way to more challenging fundamentals.

Occupancy Rates Under Pressure

Both PSA and EXR reported occupancy declines in their most recent quarters. This marks a significant shift from the supply-constrained environment that drove exceptional performance through 2021 and 2022. The companies cited increased competition from new supply as a primary factor.

Street-rate growth has also decelerated meaningfully. Where operators previously pushed double-digit increases annually, rate growth has now flattened or turned negative in many markets. This compression reflects both competitive pressure and customer resistance to higher prices as household budgets tighten.

New Supply Creating Market Imbalances

The development pipeline that began filling during the pandemic is now delivering properties across most major markets. PSA management specifically noted that new supply has outpaced absorption in several key metropolitan areas, creating the first meaningful vacancy pressure the industry has seen in years.

Extended Stay America echoed similar concerns, highlighting that their newest facilities are taking longer to reach stabilized occupancy. The company's same-store revenue growth turned negative for the first time since early 2020, driven primarily by occupancy losses to newer competing properties.

This supply influx isn't limited to major metropolitan areas. Secondary markets that saw significant population growth during the pandemic are now experiencing their own development booms, often without corresponding demand increases to match.

Operating Cost Pressures Mount

Both REITs reported higher operating expenses that couldn't be fully offset through rent increases. Property insurance costs have risen sharply, while labor expenses remain elevated compared to pre-pandemic levels. These cost pressures are particularly challenging given the current revenue environment.

PSA noted that property tax assessments have increased substantially in markets where values appreciated rapidly during 2020-2022. These higher carrying costs are hitting operators just as pricing power diminishes, creating margin compression across portfolios.

Marketing expenses have also increased as operators work harder to maintain occupancy. The days of waiting lists and immediate rent-ups have ended in most markets, forcing companies to invest more heavily in customer acquisition.

Geographic Performance Variations

The earnings reports revealed significant geographic disparities in performance. Sun Belt markets that experienced the strongest pandemic-era growth are now showing the steepest declines in fundamentals. Markets in Texas, Florida, and Arizona face particular headwinds from oversupply.

Conversely, some Midwest and Northeast markets are holding up better. These areas saw less speculative development and more measured population growth, creating more balanced supply-demand dynamics. However, even these relatively stable markets aren't immune to broader industry trends.

Rural and exurban markets present a mixed picture. While some continue to benefit from demographic shifts toward smaller communities, others are seeing demand soften as remote work policies evolve and urban return migration accelerates.

Implications for Private Operators

These REIT results offer important insights for smaller operators and investors. The metrics suggest that the industry's easy money phase has ended, requiring more sophisticated operational strategies to maintain performance.

Operators will need to focus more heavily on customer retention and operational efficiency. The ability to minimize tenant turnover and reduce operating costs per square foot will become increasingly important differentiators.

For potential buyers and developers, the data suggests more selective investment approaches are warranted. Markets with limited new supply and stable demographics offer better risk-adjusted returns than areas still working through development pipelines.

The self storage sector's evolution from a growth story to a more mature, operationally-focused industry creates both challenges and opportunities. Success will increasingly depend on market selection, operational excellence, and realistic underwriting assumptions rather than broad market momentum.
